The Ranch: Gilbert’s $1 Billion Mixed-Use Development Moves Forward

A major milestone is officially in the books for The Ranch, Gilbert’s landmark $1 billion mixed-use project. On August 6, 2025, the Planning Commission granted final entitlement approval, clearing the way for permitting and construction to begin.

Spanning 295 acres along Power Road between Warner and Elliot, The Ranch will be Gilbert’s largest mixed-use community, blending industrial, retail, residential, and green space. Designed to complement nearby Morrison Ranch, it will feature 18 acres of landscaped open space with walking paths, shade structures, and gathering areas.
Phase 1: Breaking Ground This Year
Construction is set to kick off in late 2025 with Harvest Village, a neighborhood retail and dining hub offering:
20,000 SF of speculative retail and restaurant space
An open-air social plaza with turf, lighting, and seating
Walkable access from nearby neighborhoods
Also included in Phase 1 is Corner Springs, which will deliver:
78,000 SF of retail, office, and dining space
Four drive-thru pads
A pedestrian walkway connecting Elliot Road to surrounding communities
The Bigger Picture
When fully built out, The Ranch will include:
3M SF of light industrial space
34 acres of retail, including grocery, restaurants, and services
729 multi-family units across three walkable communities
With its prime location near Loop 202, Phoenix-Mesa Gateway Airport, and ASU Polytechnic, the project is poised to reshape Gilbert’s economy.
Economic Impact
The Ranch is projected to generate:
$961.7M in output and nearly 6,000 jobs during construction
$1.5B annually and nearly 9,000 jobs once completed
