Why Do I Need to Sign a Buyer Representation Agreement Before Touring Homes?

For many buyers, especially those who have purchased a home before, this can feel like a new step in the process. So what exactly are you signing, and why is it necessary?

The good news is that a Buyer Representation Agreement is designed to create more transparency between you and your real estate agent from the very beginning.


What Is a Buyer Representation Agreement?

A Buyer Representation Agreement is a written agreement between a home buyer and their real estate agent. It establishes your working relationship and outlines what you can expect from your Realtor throughout the home buying process.

Changes within the real estate industry that took effect in 2024 made written buyer agreements a standard part of the process for many buyers before touring homes with a Realtor.

The goal is simple: everyone should understand the relationship, the services being provided, and how the real estate professional may be compensated before getting too far into the home search.


What Does a Buyer Representation Agreement Cover?

Your Realtor Represents You

The agreement establishes that I am representing you as the buyer and advocating for your interests throughout the transaction.

My job goes far beyond opening doors and scheduling showings. I am here to help you evaluate properties, understand the local market, determine value, prepare a competitive offer, negotiate terms, navigate inspections, review important deadlines, and guide you through closing.


The Services You Receive

A Buyer Representation Agreement also explains the services your Realtor will provide.

How Does Buyer Agent Compensation Work?

One of the biggest reasons for the Buyer Representation Agreement is transparency around compensation.

The agreement clearly outlines how your Realtor is compensated and what responsibilities you may have as the buyer.

Compensation can vary depending on the transaction, property, seller, and terms negotiated as part of an offer. This is something I discuss with my buyers before we begin so they understand their options and can ask questions before signing anything.

There should never be a surprise about how your Realtor is being paid.


Does Signing Mean I Have to Buy a House?

No.

Signing a Buyer Representation Agreement does not mean you are committing to purchasing a particular property, and it certainly does not mean you have to buy a home simply because you started looking.

Instead, the agreement establishes the terms of your relationship with your Realtor while you search for and potentially purchase a home.

The specific terms, including the length of the agreement and how it can be terminated, should always be reviewed before signing.


I Believe Your Realtor Should Earn Your Business

This part is especially important to me.

I never want someone working with me simply because they feel trapped by an agreement.

Real estate is a relationship business. I believe your Realtor should earn your trust through communication, knowledge, responsiveness, negotiation skills, and the way they represent you throughout the process.

If something is not working, I would much rather have a conversation than have a client feel uncomfortable or obligated.

My goal is for you to choose to work with me because you feel confident that I am the right person to help you make one of the biggest financial decisions of your life.
